2009 PRIVATE HOME RENT REVIEW

[Compiled and analysed by Sam Gian – The independent real estate sales consultant – of Worldview Development Consultant Pte Ltd]

A total of 111 locations were selected from the URA REALIS records for analysis to determine the rental price movements in the various different ‘hot spots’ in Singapore. The median rents collected at these locations in the January/February 2009 period were compared with the median rents of November 2009.

The findings are as follows:

Median rents at 51 locations ROSE moderately when compared between early 2009 and November 2009. The following areas enjoyed significant rent increase over the 11-month period.
  1. In District 9 Mount Emily area, the median rent rose 68 cents or 15.8% to $4.98 per-sq-foot (psf) per month over the 11-month period. [Item 7 at Table 1]

  2. In District 11 Shelford Road area, the median rent rose 64 cents or 23.3% to $3.39 psf/pm over the 11-month period. [Item 11 at Table 1]

  3. In District 15 Amber Gardens area, the median rent rose by 86 cents or 47.3% from $1.82 to $2.68 psf/pm over the 11-month period. [Item 21 at Table 1]

  4. In District 20 Thomson Road area, the median rent rose by 69 cents or 29.6% from $2.33 to $3.02 psf/pm over the 11-month period. [Item 40 at Table 1]
Median rents at 57 locations FELL when compared between early 2009 and November 2009. Rent falls were uneven in different location.
  1. In District 2, the November median rent for Icon fell 7.8% or 49 cents from $6.32 psf/pm in January 2009 to $5.83 psf/pm in November 2009.
  2. In District 10, the fall is heavier with the monthly median rent of Draycott Park falling 35.8% or $2.43 psf/pm. The November median rent there is $4.36 psf per month, while it was $6.79 psf per month in January 2009.
  3. In District 11 Trevose Crescent, the monthly median lost 32.9% or $1.50 psf per month in absolute term from $4.56 psf/pm in January 2009 to $3.06 psf/pm in November.
  • In other outlaying areas rents fall moderately within the 6% to 12% range, for example, in Rhu Cross the November median rent lost 5.9% or 16 cents psf/pm; while in Sembawang Road, the November median rent lost 11.8% or 25 cents.
Median rents at 3 locations remained unchanged throughout the 11-month period.
