TOTAL TRANSACTIONS WITH HIGHEST AND LOWEST PSF PRICES

There were altogether 169 conventional bungalows (and 16 strata bungalows) transacted in Q3 of 2009 with unit psf prices ranging from $268 psf for a detached house in South Buona Vista Road, to $1,856 psf for a D9 bungalow at Jalan Mutiara.

In absolute price term, here is the cheapest and the most expensive detached house transactions in Q3 2009:

A 5,597 sq ft detached house at South Buona Vista Road at D5 was sold for the lowest price of $1.5 million (and also the lowest psf price of $268 psf) [Table 4-E]
A 31,125 sq ft bungalow at Belmont Road in D10 was sold for $30.5 million in July 2009. [Table 4-A]

18 (or 90%) of the 20 detached houses transacted in D11 exceeded the $5 million price barrier.
8 (or 40%) of the 20 detached houses transacted in D15 exceeded the $5 million price barrier.
None of the 10 detached houses sold in D19 crossed the $5 million price barrier.

There were altogether 109 conventional bungalows (and 13 strata bungalows) transacted in Q4 2009. This represents a drop of 35.5% in sales volume over Q3 2009.

In fact, the monthly sales volume of detached houses fell in two consecutive months after hitting the peak in July 2009, and followed by another two consecutive falls after a brief reprieve in October 2009.

The unit psf prices of detached houses sold in Q4 2009 ranged from $315 psf for a 6,762 sq ft detached house in Sengkang East Way, to $1,950 psf for an 8,498 sq ft Sandy Island bungalow at Sentosa Cove.

In absolute price term, here is the cheapest and the most expensive detached house transactions

A 4,518 sq ft detached house at Lorong Marzuki at D14 was sold for the lowest price of $2 million or $443 psf ; [Table 5-E]
A 32,078 sq ft Victoria Park Good Class Bungalow in D10 was sold for the highest price of $38.66 million. [Table 5-A]

Q4 2009 – DETACHED HOUSES SOLD IN D10

A total of 23 conventional detached houses and 3 strata-titled bungalows were transacted in District 10 in Q4 2009, with the ‘lowest/highest price’ statistics as follows:

A 4,319 sq ft Holland Green bungalow was sold for the lowest price of $3.5 million (or $810 psf); [Table 5-A]

A total of 49 conventional detached houses and one strata-titled bungalow at District 9 Oxley Road were transacted in other districts in Q4 2009, ‘the lowest price and highest price’ statistics as follows:

The lowest sale price went to a 4,518 sq ft detached house in Lorong Marzuki for $2.0 million (or $443 psf);
The dearest bungalow is a 17,110 sq ft house at Ocean Drive in Sentosa Cove which changed hands for a whopping $30 million (or $1,753 psf). [Table 5-E]

All 12 seafront bungalows transacted in Q4 occupied the top spot on the money chart – see shaded portion of Table 5-E.

Altogether, 69 detached houses (or 63.30% of the 109 conventional bungalows) exceeded the $5 million price tag. [Table 5-F]

22 (or 95.7%) of the 23 detached houses transacted in D10 exceeded the $5 million price barrier.
12 (or 100%) of the 12 detached houses transacted in D11 exceeded the $5 million price barrier.
8 (or 50%) of the 16 detached houses transacted in D15 exceeded the $5 million price barrier.
2 (or 22.22%) of the 9 detached houses sold in D19 crossed the $5 million price barrier.
12 (or 100%) of the 12 detached houses sold in Sentosa Cove crossed the $5 million price barrier in Q3 2009.
WHAT DOES THIS CASE STUDY TELL AGENTS?

Unit psf land costs remain stable

Land costs have edged up due to the buying activities and the perceived economic improvements over the past six months.

Median unit psf land prices in popular areas such as Districts 10, 11, 15 and 19 remain stable at sub-$1,000 psf level outside Sentosa Cove.

Let’s look at the median psf land prices at the various districts in this case study.

Land costs reasonable and sustainable

Let’s also look at the most recent median psf land prices for the top-end bungalows (those exceeding $5 million in sale price) in Singapore and examine whether prices are sustainable, given the actual economic situation.

In this case, only Q4 2009 median psf land prices are used for obvious reason of relevance and currency.

From the above evidence, it is easy to deduce that the moderate rise in land costs is well supported by the economic fundamental and not by speculation. In the medium term, land costs are likely to sustain at the current level.
