(2) Landed home price Overview for 2009 (From February 2010 magazine)

According to data released by the Urban Redevelopment Authority (URA) on 21 January 2010, prices of private landed homes rose 8.3% in the final quarter (Q4) of 2009 and 7.7% for the whole year.

ALL LANDED HOUSING FORMS BECOMING DEARER IN 2009

Among the various landed housing forms, terrace houses registered the highest 10% gain in prices; while semi-detached houses became dearer by 8.8% and the most prestigious form of landed home, detached houses, enjoyed a 5.6% rise in price last year.

SALES FIGURES BY HOUSE TYPES

2,097 terrace houses or 58.1% of the total landed homes transactions were sold.
1,008 semi-d houses or 27.9% of the total transactions were sold last year.
504 detached houses, or 14% of the total transactions, were sold last year. [Table 1]

Table [1] shows the total landed home transactions last year. The statistics are presented by different house types, including *strata landed houses, transacted in different months. [Table 1-A]

*Strata-titled landed houses are landed homes within a gated housing estate which offers common facilities such as swimming pool(s), a club house, tennis court etc for shared ownership via share values among the respective unit owners.  Most of the estates are also known as Cluster Housing Projects. And they are not classified as condominium.

Table [1] shows the total transactions of landed homes (including strata-titled landed homes) in 2009 by different house types and in different months.

Q1 2009 – JANUARY - MARCH
DETACHED HOUSE SALES PERFORMANCE
TOTAL TRANSACTIONS WITH HIGHEST AND LOWEST PSF PRICES

There were only 29 conventional bungalows (and 13 strata bungalows) transacted in the first three months (Q1) of 2009 with unit per-square-foot (psf) prices ranging from $300 psf for a detached house in Toh Close, to $1,150 psf for a Sentosa Cove bungalow at Treasure Island.

In absolute price term, here is the cheapest and the most expensive detached house transactions

A 4,219 sq ft detached house at Farleigh Avenue at D19 was sold for the lowest price of $1.67 million. [Table 2-D]
A 12,453 sq ft bungalow at Treasure Island was sold for the highest price of $14.32 million in March 2009. [Table 2-E]

Detached house transactions in the most popular districts, e.g. D10, D11, D15 and D19 are highlighted below.

Four (4) conventional detached houses were transacted in D10 in Q1 2009, with the cheapest detached house going for $4.2 million (or $478 psf) and the dearest $11.4 million (or $716 psf). [Table 2-A]

Q1 2009 – DETACHED HOUSES EXCEEDING $5 MILLION IN SALE PRICE

Altogether, 7 (or 24.13%) conventional detached houses exceeded the $5 million price tag. However, in terms of unit psf price, they can be considered fairly reasonable prices. [Table 2-F]

DETACHED HOUSE SALES PERFORMANCE
TOTAL TRANSACTIONS WITH HIGHEST AND LOWEST PSF PRICES

There were altogether 138 bungalows (excluding 26 strata-titled bungalows in various locations) transacted in Q2 2009 with unit psf prices ranging from $219 psf for a 11,956 sq ft bungalow in Punggol 24th Avenue, to $1,400 psf for a bungalow at Sentoa Cove.

In absolute price term, here is the cheapest and the most expensive detached house transactions

A 3,299 sq ft detached house at Lim Ah Woo Road at D15 was sold for the lowest price of $1.1 million; [Table 3-C]
A 37,849 sq ft *Good Class Bungalow (GCB) at D10 Cluny Park was sold for $38 million. [Table 3-A]

* Good class bungalows (GCB) are the most prestigious form of detached house in Singapore. All GCBs are located at the 39 designated GCB areas. GCBs are only allowed to build up to two storeys tall and must have a minimum land size of 15,000 sq ft.

Q2 2009 – DETACHED HOUSES SOLD IN D10

A total of 38 conventional detached houses and 3 strata-titled bungalows were transacted in D10 in Q2 2009, with the cheapest detached house going for $2.7 million (or $624 psf) and the dearest $38.0 million (or $1,004 psf). [Table 3-A]
